Gold Hill: 21st work delayed; Filing 2 plans in

       The widening of South 21st Street between Lower Gold Camp Road and Villa de Mesa Drive, which earlier this summer had been announced to start Aug. 1, is still in the planning stages, with no new start date scheduled.
       The project is being funded by the Gold Hill Mesa ownershi p group as one of the city's conditions for adding to area traffic with its 210-acre residential/commercial project just east of 21st Street.
       According to Barry Brinton of Gold Hill Mesa, plan details are still being worked out with City Engineering and Traffic Engineering, which must sign off on the plans before bids can be let for a contractor to do the work.
       The project will widen the street from four to six lanes, adding a striped median in the middle and a sidewalk on the east side of the street. Nearly all the widening, which will eventually go all the way to Broadway Street, will be on the Gold Hill side, with the help of a retaining wall.
      
       In other Gold Hill news... Work is moving forward on what is called water quality pond #1, just south of Fountain Creek near the northwest corner of the property.
       The roughly one-acre low spot will usually be dry, but when there is considerable runoff, it will allow the water to settle, preventing potentially toxic materials from washing into Fountain Creek. Stormwater will also be piped to the pond from the first three residential filings and the commercial area planned for the northwest corner.
       A second pond, #2, has previously been roughed in but does not need to be completed until construction begins in future years on Filings 4 and 5 on the east part of the property, according to Brinton.
       At the south end of the property, off Lower Gold Camp Road, a grading effort that eliminated a little hill has been completed. The area where the hill had been is now about level with Lower Gold Camp. “It's really opened up the job site,” Brinton said. “It's a nice view now.” In the grading, much of the dirt from the hill was pulled down as fill dirt in the area just north of it that will become Filing 2, from Lower Gold Camp almost to Villa de Mesa Drive.
       Planned for 73 lots on 16 acres, the Filing 2 proposal is currently under review by city staff. Neither Planning Commission nor City Council review of the filing is necessary because the filing is part of an already-approved development plan, Brinton noted. While awaiting city approval - hoped for by mid-September - crews will be laying in utility lines in the coming weeks, he said.
