Drive-through coffee shop planned on South 8th
A development plan has been submitted to City Land Use Review to allow a drive-through coffee house at the southwest corner of Rio Grande Street/Lower Gold Camp Road and Eighth Street.
It would be the second Kangaroo Coffee location for area residents D.J. and Rou Lyon. The first opened at 434 W. Fillmore St. last year.
A former used-car lot across from Wal-Mart, the Eighth Street property consists of about three-fourths of an acre and is zoned C6 (general business). The Lyons bought the property last summer as Kangaroo Coffee LLC.
The development plan describes construction of a 400-square-foot retail shop, as well as a storage warehouse of up to 7,000 square feet in a rear corner of the property.
“We intend to do a complete redevelopment including landscape, new buildings, parking, drive isles and signage,” reads the business owners' Concept Statement to the city. “This will help to bring this entire street corner up to the standard set by the newer properties in the area.”
Last summer, without public objections, Kangaroo Coffee gained City Council approval for a zone change on a small part of the property that had been zoned residential, to match it with the C-6 on the rest of it.

The plan can be approved administratively.
