Auction April 18 for site by Red Rock
A sealed-bid auction is scheduled Wednesday, April 18 for a roughly 3-acre property along High Street, southwest of the intersection of Highway 24 and Ridge
The site, shown as 3604 High Street for the auction, is a developed commercial property which actually takes in several businesses in the 3600 block, including an auto-body repair shop.
The auction will be at 11 a.m. at the Silverwood Hotel, 505 Popes Bluff Trail.
Located in the county, the property is zoned PBP (Planned Business Park), which allows various types of business uses. According to Tranzon Asset Advisors, which is organizing the auction in conjunction with the Westside's Red Rock Realty, “there have been tentative plans drawn up for a hotel and convenience store/gas station on the site… We believe this property offers the savvy investor an exceptional business development opportunity.”
The auction information is posted in large yellow signs on the property, visible from Highway 24.
The Ridge Road/High Street access also serves the City of Colorado Springs' 788.1-acre Red Rock Canyon Open Space, an established county residential area and the Red Rock Canyon Estates home development project (located within Manitou Springs city limits).
Public inspections of the site being auctioned are scheduled Thursday, April 12 and Monday, April 16 from 11 a.m. to 2 p.m. At both inspections, staff “will be available to assist and answer questions,” the Tranzon website states.
Realtor Camellia Coray, who is involved in sales with the Red Rock Canyon Estates project, said she would be pleased to see redevelopment of the auction property, because of its high visibility from the highway and for people getting off at Ridge Road.
Tim Seehafer of Red Rock Realty said that Tranzon has been advertising the auction nationwide.
Because it is a sealed-bid auction, the asking price must be kept secret, he added.
